What Is Scan to BIM?

Scan to BIM is the process of converting registered point cloud data into a fully detailed Building Information Model. Starting from millions of verified measurement points, our modelling team builds accurate three-dimensional representations of walls, floors, ceilings, doors, windows, columns, and MEP systems directly in Revit or ArchiCAD. The result is a parametric, intelligent model that reflects the true existing conditions of your building.

Every scan-to-BIM project is scoped to a specific Level of Detail (LOD), ranging from LOD 100 for basic massing through LOD 300 for detailed component-level modelling. Modelling & Detailing

Our BIM team models the building directly from the point cloud, constructing walls, floors, ceilings, doors, windows, columns, and MEP elements to the agreed LOD. Every component is placed and verified against the scan data.

Quality Audit & Delivery

The completed model undergoes a thorough quality audit, checking element accuracy against the source point cloud, verifying naming conventions, and confirming compliance with your BIM standards. The final model is delivered with supporting documentation.

What You Receive

Your scan-to-BIM deliverable is a fully structured, production-ready model that integrates directly into your design and coordination workflows. We deliver in the authoring platform your team uses.

.RVT (Revit) .PLN (ArchiCAD)

Models are delivered at LOD 100 through LOD 300, depending on project scope. LOD 200 is the most common specification for renovation and retrofit projects, capturing all major architectural and structural elements with accurate geometry and placement.

Each delivery includes the BIM model file, a modelling scope summary, and a quality assurance report. The linked point cloud is included so your team can verify any element against the source data at any time.
